What information is included in the space plans provided?

Our space plans will feature a detailed, scaled two-dimensional floor plan layout, clearly indicating room names and approximate dimensions or usable square footage for each area. Additionally, we provide a comparative list of the rooms or spaces included versus the program requirements. To further define the space, we may incorporate hypothetical layouts of standard furniture as needed.

Are there any size minimums or limitations on spaces that can be planned?

We can provide planning services for all size of spaces. No space is too small or too large.

How long will it take to complete my space plan?

Each space is unique and varies in complexity, size, and other factors. To provide an accurate completion timetable, please contact us to review your project details. We'll be happy to discuss your specific needs and provide a tailored timeline.

We are trying to determine a location among a few different options. Can you provide a space plan for the same program in each option to assist us in making a decision?

Can you create a plan based on a sketch we've drawn up?

Yes, we can create a plan based on your sketch. However, there may be issues with the layout that could prevent it from working effectively for various reasons. For the most efficient service, we recommend starting with our programming phase. This allows us to establish clear and concise planning requirements and goals, ensuring we provide you with the most responsive and effective plan. My schedule is hectic. Can we meet virtually early or late in the day?

Yes, we can be flexible to suit your schedule. If an early morning or late evening meeting works best for you, we can accommodate. We primarily meet virtually using Microsoft Teams, which allows us to share visuals and markup plans in real time. This also makes it easy to schedule meetings at flexible times. Rest assured, we are committed to making the process as convenient as possible for you.

Will we be able to get a construction cost estimate from the space plan?

A reputable licensed contractor specializing in your space type can likely provide you with a rough order of magnitude (ROM) estimate. This will be based on parameters you discuss, such as the cost level of expected finishes. If desired, we can also provide a notated space plan as an additional service to assist with this process.

Can you assist with furniture layout?

We strive to offer fast and efficient planning services by using standard furniture blocks to illustrate the intended flow and utilization of space. To maintain efficiency, detailed furniture plans are not typically included. For comprehensive furniture planning, a commercial furniture vendor is best equipped to assist with both new and existing furniture. They are often brought in after the space planning process during the design development phase.

Can you assist with equipment layout, such as for a commercial kitchen or a warehouse conveyor system?

To ensure fast and efficient planning services, we will allocate space for specialty equipment. If desired, we can coordinate with your equipment vendors to include their layout in the space plan during the space planning phase. However, this level of detail is often addressed during the design development phase after the initial space planning is complete.

We love working with The Space Plan Company planner! Can we work with you beyond the space plan phase?

Our mission at The Space Plan Company is to deliver high-quality professional space planning services as efficiently as possible. To best serve our clients, we focus exclusively on providing space plans. However, we can recommend design professionals to collaborate with you through the completion of your project. We will remain available to you and your selected project team to coordinate the hand-off of plans and answer any planning questions.

I want to try to sublease a portion of our current space. How can you assist with this?

We can explore various options for dividing the space and provide approximations of usable square footage. These details can be useful in discussions with your real estate broker regarding marketability. Please contact us to discuss your specific needs.

I have vacant tenant spaces that I would like assistance with spec plans for hypothetical users. Can you assist with this?

Yes, we have extensive experience working with a wide range of commercial users, and we can create a hypothetical user program based on this experience. These spec plans can help potential tenants visualize the space without incurring construction costs.

Can we submit the space plan for building permit, or build from the space plan?

The space plans we provide are not intended for construction purposes. We recommend proceeding with further design development and having construction documents prepared and sealed by a licensed design professional before submitting for permit review. The space plan is designed to help you assess the viability of commercial real estate spaces in relation to your programmatic needs and should not be used for construction. For a smooth transition from planning to construction, it's essential to engage with a licensed professional to ensure all regulatory and safety standards are met as required by the authority having jurisdiction for your project location.

Can The Space Plan Company create an as-built of an existing space?

We do not offer field measurement or LiDAR scanning services, but we can recommend companies that do. If you provide a scaled PDF of the floor plan or a sketch with field measurements, we can create a plan based on that information. For accurate space planning, it's essential to have the existing space field measured or LiDAR scanned and a CAD plan created. Alternatively, contact the building owner's representative, broker, or property manager to inquire about a CAD file as-built of the existing space.

We are looking at a small space; under 4,000 usable square feet. Will The Space Plan Company be able to work with us?

Absolutely! We are equipped to handle projects of all sizes, from small boutique offices and retail spaces to large call centers. For spaces under 4,000 usable square feet, we do have standard minimum fees. We encourage you to reach out to us so we can discuss your specific needs and how we can best assist you in optimizing your space.

Can The Space Plan Company assist with a residential plan?

While our primary focus is on space planning for commercial environments, we also have experience with select residential and multifamily projects.
